Before presenting our quotation let me briefly describe our Industrial
Park:
Our company was founded in 1993 with an equity of 51 million HUF.
Its owners are the following:
- Aranybulla Agricultural Shareholding Co. 94 %
- Székesfehérvár Town Municipality 3 %
- Székesfehérvár Regional Enterprise Development Foundation 3 %
In 1997 we were among the first to get the Industrial Park title
with the tender offered by the Ministry of Industry and Commerce,
which justifies the fact that the development of the Alba Industrial
Zone complies with the criteria of international and national industrial
parks.
Main activities of the Alba Industrial and Commercial Zone Ltd:
- providing infrastructure for the territory of 62 hectares;
- giving assistance to settling companies with purchasing sites,
designing, authorizing, constructing and afterwards providing different
services upon request /e.g. security guarding, area maintenance,
postal services, rubbish collection, etc./;
- full-scale compilation of investment work /from designing to construction/.
Upon your inquiry we are giving a quotation for purchasing sites
suitable for economic, commercial and service-providing activities
on the territory of the Alba Industrial and Commercial Zone, as
follows:
1. The territory is situated in Székesfehérvár
on the area bordered by highway M7 and the railroad connecting Seregélyesi
road and Bicske. The entire area is 62 hectares, which was commenced
to be provided with infrastructure in 1994. The development of the
area has been completed in several phases.
In the first two phases (48 ha) the whole territory was sold, so
in 2005 we started to develop the third phase (14 ha). In the Alba
Industrial Zone 38 companies have purchased properties, 24 companies
already operate employing nearly 900 people. There is a number of
foreign companies among the settled firms, e.g.: Lidl Logistics
Centre, TTL Store, Böllhoff Ltd, Balzers GmbH. Hungarian Subsidiary,
Henelit Ltd, etc.) It is a popular investment place for Hungarian
SMEs as well and this also justifies the price and value suitability
of the territory. The value of the project so far is above 1 billion
HUF used up to construct a whole-scale infrastructure.
The passenger transport of the area is provided by the local scheduled
bus lines as the termini or the turn-backs of these lines can be
found on our territory.

3. Infrastructure of the offered site:
The following infrastructure and infrastructure capacity are available
at the border of the site:
- electricity: upon request
- drainage, water: upon request
- gas: upon request
- telephone: upon request
The infrastructure development contribution is payable by the Buyer
directly to the service provider and the infrastructure development
charges of water and sewage are payable to the Alba Industrial Zone
upon a separate agreement.
- firewater: pick-up possibility from the built up outer firewater
pipeline.
(Note: the firewater supply of the facility to be built shall be
provided from the firewater pipeline and the local firewater reservoir
together. If it is necessary, constructing the local firewater reservoir
shall be the responsibility of the Buyer and the costs of this shall
be also born by the Buyer.)
- rainwater drainage:
the surface rainwater drainage of the site is provided in closed
and open street rainwater pipes.
4. Method of providing the infrastructure:
Seller has entirely installed the backbone pipelines of the infrastructure,
the roads and the junction with traffic lights providing access
to the area. Connecting to the infrastructure is provided at the
connection point nearest to the site border - on the backbone pipe.
Connecting to the infrastructure systems and constructing the internal
infrastructure of the site shall be the responsibility of the Buyer
and the costs of this shall be also born by the Buyer.
5. Occupation possibilities:
The site is categorized as Gksz-6.3 according to the Settlement
Structure and Regulation Plan in force.
Building capacity: building rate 50 %
smallest green surface: 20 %
maximum height of building: 15 m
The area was formerly an agricultural site so we guarantee that
it complies with all environmental and soil-mechanic requirements.
The soil-mechanic characteristic of the area is unique in the town,
it does not require costly and special foundation technology.
